In 2017 my parent’s home of almost 30 years had to be readied for sale. I had worked with Walther Realtors a number of times in the past (five transactions, to be exact) so I immediately contacted Erica Walther Schlaefer. I gave Erica a brief description of the property in Irondequoit and she immediately was able to identify it even before I gave her the actual address. Talk about knowing your territory!

 

The house needed a considerable amount of work and my first inclination was to clean it out and sell “as is”. Erica strongly encouraged me to reconsider as she was confident that certain upgrades would generate more buyer interest and result in a faster sale. I took her advice and invested in a new roof and exterior painting. When the house hit the market it immediately drew considerable interest and we ended up with several offers. Erica carefully walked me through the pros and cons of each offer which made it much easier to come to a final decision as to which one to accept. The deal proceeded without a hitch and we were able to close about five weeks later.

 

Erica is very down to earth and very honest. Every piece of advice she gave me bore fruit. I am fairly certain that the building improvements that she recommended resulted in a net monetary gain in sale price of at least 15%-20%. This was of great benefit to my parents who were able to use the proceeds to properly secure their financial future.

How do you even begin to explain the true value of a real estate agent, your real estate agent?

My brother and I were recently faced with the daunting task of selling our parents home of over 55 years. That’s 55 years of memories. 55 years of raising a family of 3 boys, then the grandchildren and then the greatgrandchildren. 55 years of furnishings and collections – lots of collections, and things – lots of things. Having grown up and lived in Irondequoit almost our entire lives, there was no doubt in our mind that if you’re going to buy or sell a house in Irondequoit, you use Walther Realtors. Their name is synonymous with Irondequoit.

When we first met with Erica, we were in the process of sorting, disposing, distributing and donating. We didn’t even have a clue where to begin trying to put the house on the market.

With Erica’s calm voice, expertise, and her experienced knowledge of Irondequoit and the real estate market in the area, she was able to honestly (no hype just to get our business) explain to us, our options. Erica was able to see through the clutter and was able to visualize the great features of what lie beneath it all. She was able to explain to us where best to invest our resources to be able to get the greatest value in return.

Erica’s honest and straight forward opinions gave us a starting point.

Throughout the entire process of cleaning and fixing, Erica kept in contact with us. Frequently dropping by to check on our progress, making sure we were doing the right things, giving us lots of needed encouragement. Erica is definitely not a “call me when your done” type of person. We thoroughly appreciated her involvement and her dedication.

As I stated, it was a dauting task. We spent over 9 months to finally get the “for sale” sign up on the front lawn.

The house was sold 23 hours after the sign went up. We are positive that Erica’s pricing strategy, that was certainly consistent with neighborhood, was a contributing factor in the quick sale. Erica led us through all the paperwork, explaining everything step by step.

Throughout the entire process, Erica kept us informed of the buyer’s progress. Even though there were a few hiccups (not her/our fault), we never had to worry about where we were with respect to the closing. Her constant communication between the buyer’s agent and the lawyers, kept us in the loop every step of the way.

This engagement required you to manage a complicated process that included a Rochester buyer, a Florida seller who was unable to travel, and her sons located in Oregon, Illinois, and Massachusetts.
